Hyderabad’s residential real estate market continued its strong growth momentum in Q1 FY27. Housing prices increased 8% year-on-year, according to a report by Kotak Institutional Equities. Hyderabad and Bengaluru recorded the highest price growth among major Indian markets, compared with the national average of 6%.
Hyderabad Housing Prices Grow 8%
Hyderabad recorded an 8% YoY increase in residential property prices during Q1 FY27. Meanwhile, residential sales grew 14% YoY to 34.3 million sq. ft.
The strong performance reflects continued demand for residential properties across the city. In addition, improving infrastructure, better connectivity, and expanding employment hubs are supporting the Hyderabad housing market.
Hyderabad Residential Sales Increase 14%
Residential sales in Hyderabad increased 14% YoY during the quarter, reaching 34.3 million sq. ft. This growth indicates sustained buyer interest despite the rise in property prices.
Moreover, well-connected locations and residential projects offering modern amenities continue to attract homebuyers. Established and emerging residential corridors are benefiting from Hyderabad’s ongoing urban expansion.
Hyderabad Outperforms Other Major Markets
Hyderabad’s 8% housing price growth was among the highest recorded across major Indian residential markets. Bengaluru also recorded 8% growth, while the national average stood at 6%.
Meanwhile, MMR recorded 3% price growth, while NCR recorded 1% growth. Hyderabad’s stronger performance highlights the city’s continued residential demand and market resilience.
Infrastructure and Employment Support Housing Demand
Infrastructure development and expanding employment corridors continue to influence Hyderabad’s residential real estate market. Improved connectivity is increasing the attractiveness of emerging locations, while growing business and employment hubs are supporting housing demand.
As a result, buyers are increasingly focusing on locations that offer convenient access to workplaces, transportation networks, social infrastructure, and lifestyle amenities.
