CIBC Leases 1.21 Lakh Sq Ft of Managed Office Space for GCC in Hyderabad

Hyderabad continues to strengthen its position as a leading destination for Global Capability Centres (GCCs), with Canadian Imperial Bank of Commerce (CIBC) leasing approximately 1.21 lakh sq ft of managed office space in the city.

CIBC has entered into a five-year agreement estimated at around ₹180 crore for the office space, which is spread across two floors of Meenakshi Eco Park, Tower 1. The sizeable lease highlights the growing demand for large, high-quality and scalable office spaces from global financial institutions expanding their operations in India.

Hyderabad’s Growing Financial Services GCC Presence

The latest CIBC deal comes as Hyderabad continues to attract major financial services companies for their GCC operations. According to Nasscom-Zinnov, 55% of top financial services firms choosing locations for their GCCs have selected Hyderabad, reflecting the city’s growing importance in the sector.

The city’s strong talent pool, business ecosystem and availability of modern office infrastructure have contributed to its growing appeal among global enterprises.

Large-Format Leasing Gains Momentum

Hyderabad is also witnessing strong momentum in large-format office leasing. During H1 2026, the city recorded 4.9 million sq ft of leasing transactions involving spaces above 100,000 sq ft, accounting for around 65% of total office leasing activity.

This growing preference for larger office spaces reflects the expansion of GCCs and other large enterprises that require workplaces capable of supporting growing teams and long-term operations.

Strengthening Hyderabad’s Commercial Real Estate Market

The CIBC transaction further underscores Hyderabad’s appeal as a destination for global businesses seeking scalable and high-quality office infrastructure. It also highlights the city’s growing importance in India’s commercial real estate landscape.

With continued GCC expansion and strong demand for large-format office spaces, Hyderabad is steadily reinforcing its position as a key hub for global businesses and financial services operations in India.
