Hyderabad Luxury Home Sales Rise 3X as ₹10 Crore Demand

Hyderabad luxury homes

Hyderabad’s luxury housing market is undergoing a major transformation. Demand for ₹10 crore homes continues to rise. According to CREDAI data, more than 2,000 ultra-luxury homes were sold in Hyderabad over the last four years.

Annual sales also increased from 184 units in 2021 to 570 units in 2025. This growth shows a strong preference for larger and more exclusive homes. Buyers are seeking greater space, privacy, premium views and resort-style amenities.

2,000+ ₹10 Crore Homes Sold in Hyderabad

The ₹10 crore residential segment is one of Hyderabad’s fastest-growing luxury housing categories. Moreover, sales have increased significantly in recent years.

This growth reflects strong demand for spacious apartments, villas and large-format residences. In FY26 alone, 625 ultra-luxury homes were sold. These sales were worth approximately ₹8,562 crore.

Kokapet Leads Hyderabad’s Luxury Housing Market

Western Hyderabad continues to dominate the city’s ultra-luxury housing market. In particular, Kokapet recorded 111 luxury home sales worth ₹1,298 crore.

As a result, Kokapet has become one of the most sought-after locations for premium residential developments. Other key luxury destinations include Nanakramguda, Manchirevula, Tellapur, Gandipet and Narsingi.

Hyderabad Homes Offer Larger Living Spaces

Another major trend is the growing size of luxury homes in Hyderabad. ₹10 crore residences in the city average around 6,210 sq ft.

This figure highlights Hyderabad’s strong position in the large-format luxury housing segment. Furthermore, more than 55% of luxury apartment sales involve homes larger than 8,000 sq ft.

Developers are also launching residences ranging from 8,000 to 15,000 sq ft. Some projects offer only two to four apartments per floor. Therefore, buyers can enjoy greater privacy and exclusivity.

Villas and Row Houses Gain Momentum

Meanwhile, demand for independent and semi-independent luxury residences is also increasing. Row houses and villas accounted for around 40% of luxury housing sales in FY26.

This trend reflects the growing preference for private living environments. In addition, luxury buyers are seeking large floor plans, private outdoor spaces and premium amenities.

Why Hyderabad’s Luxury Housing Market Is Growing

Several factors are driving Hyderabad’s ultra-luxury residential market. High-net-worth buyers are increasingly prioritising:

  • Larger and more spacious homes
  • Greater privacy and limited-density developments
  • Premium views and open spaces
  • Resort-style amenities
  • High-end interiors and personalised services
  • Better connectivity to business and technology hubs
  • Exclusive villas, row houses and large-format apartments

Furthermore, the western and southwestern corridors are benefiting from this demand. Developers are continuing to launch premium residential projects for affluent homebuyers.

Hyderabad’s Luxury Real Estate Market Continues to Expand

The rise in ₹10 crore home sales signals a broader shift in Hyderabad’s residential market. Buyers are increasingly choosing larger, more exclusive and lifestyle-focused properties.

At the same time, locations such as Kokapet, Nanakramguda, Manchirevula, Tellapur, Gandipet and Narsingi are attracting premium developments.

As a result, Hyderabad is strengthening its position as a major luxury housing market in India. The demand for expansive residences, private living and premium amenities is also shaping the city’s western and southwestern corridors.
